01 · The Rio Grande Valley sun does not rest

Why Valley roofs dry out years ahead of schedule

Most roofing advice comes from the north, where roofs die from snow and freeze-thaw cycles. In Hidalgo County, the enemy is relentless heat.

McAllen averages daily highs above 92°F from late May through mid-September, with July and August averaging 97°F and close to thirty muggy days each. December averages highs near 73°F. Annual rain is only about 19 to 21 inches. Shingles here aren't being washed — they're being baked.

There is no winter break for your roof. The petrochemical oils inside your asphalt shingles bake out twelve months a year. Once those oils are gone, shingles dry, shrink, crack and lose their granules. Rain hits brittle shingles. Tropical storm winds lift them. A roof that could have lasted twenty-five years fails at twelve.

01

Granule loss

Mineral granules wash into gutters, exposing the asphalt mat to raw UV.

02

Brittleness

Shingles lose pliability and crack under wind flex instead of bending.

03

Curling & lifting

Edges curl upward, breaking the seal strip and catching wind.

04

Black staining & streaks

Gloeocapsa magma algae feeds on limestone filler in drying shingles.

02 · The science of ShingleLock

How a 100% bio-based treatment puts the oils back

Asphalt shingles are made of three things: a fiberglass mat, asphalt infused with natural petrochemical oils, and ceramic-coated granules pressed into the surface. Over years in the McAllen heat, those oils evaporate.

ShingleLock is a bio-based, agricultural oil treatment that penetrates deep into dried asphalt, replacing the lost oils with sustainable plant-derived ones. Within two to three hours of application, the shingles regain pliability, the asphalt swells to grip loose granules, and the roof's waterproofing flexibility is restored.

6

6-Year transferable warranty

Every ShingleLock treatment on a qualifying roof is backed by a 6-year transferable warranty. If your treated shingles fail to maintain their pliability or shed excessive granules within six years, we re-treat the affected area at no cost. If you sell your home, the warranty transfers to the next owner at no charge — a tangible value-add on the resale disclosure.

* Roof must pass our initial qualification assessment. Heavily curled, structurally compromised, or leaking roofs require repair or replacement instead.

03 · The replacement dilemma

Why your insurance payout may not cover a new roof

Understanding Actual Cash Value (ACV) vs. Replacement Cost Value (RCV) in Hidalgo County.

What most homeowners expect

Replacement Cost (RCV)

  • Roof damage occurs from wind or storm
  • Contractor quotes $14,000 replacement
  • Homeowner pays $2,000 deductible
  • Insurance covers the remaining $12,000

Reality: only applies if you have full RCV coverage and your roof meets carrier age thresholds.

What actually happens to older roofs

Actual Cash Value (ACV)

  • Contractor quotes $14,000 replacement
  • Carrier depreciates a 14-year-old roof by 60–70%
  • ACV payout: $4,500 minus $2,000 deductible = $2,500 check
  • Homeowner is left with an $11,500 out-of-pocket gap

This is the exact gap where ShingleLock rejuvenation offers a third option.

"If your carrier depreciated your roof and you're staring at an $8,000 to $12,000 out-of-pocket bill for a replacement you weren't planning on — stop. Let us inspect the roof. If the deck is sound and the shingles qualify, rejuvenation can add years of life at a fraction of that out-of-pocket cost, giving you time to plan without a leak."

Step 4

05 · Targeted restoration

When you don't need a new roof — just a proper fix

Not every problem calls for a whole-roof solution. A cracked pipe boot, five wind-torn shingles from a spring gust front, or a leaking valley doesn't mean your entire roof is dead.

Pipe boot & penetration resealing

The #1 cause of minor leaks in McAllen. Neoprene boots dry out in the UV long before shingles fail.

Wind-damaged shingle replacement

Matching architectural shingles installed and woven in to restore the continuous water barrier.

Valley & flashing repair

Re-flashing chimneys, sidewalls, and valleys where water volume is highest.

Ridge cap restoration

Ridge caps take the most heat and wind. Replaced or resealed without touching the slopes.

06 · Full roofing services

When it's time for a new roof, we do it right

We won't sell you rejuvenation if your roof needs a tear-off. If the decking is soft, the shingles have zero asphalt remaining, or storm damage has compromised multiple slopes, replacement is the only honest answer.

Most asphalt replacements on 2,000 sq ft Valley homes run between $9,500 and $16,500, depending on roof complexity and shingle class. We install architectural asphalt and Class 4 impact-resistant systems designed for South Texas heat and tropical wind.

Our installation crews have replaced hundreds of residential and commercial roofs across Texas, with full permitting, manufacturer warranties, and a clean-site guarantee.
