01 · What's actually failing
A shingle is oil, glass and stone
Every asphalt shingle is three layers: a fiberglass mat for structure, asphalt saturated with petrochemical oils for waterproofing and flex, and ceramic-coated granules pressed into the top to block UV.
The oils are what keep the asphalt flexible. In McAllen, where daily highs sit above 92°F for nearly four months and the muggy season runs about eight, those oils evaporate year-round. December highs near 73°F mean there is no rest period.
As oil leaves, the asphalt shrinks and hardens. It loses its grip on the granules, which wash into your gutters. With granules gone, UV hits the asphalt directly and the decline accelerates. That's the curve rejuvenation interrupts.
The chemical mechanism

03 · Who it's for
The prime window: 7 to 20 years
59,767 Hidalgo County homes were built between 2010 and 2019 — now 7 to 16 years old, the prime rejuvenation window. Another 82,878 were built between 2000 and 2009. Together that's 142,645 homes, 46.2% of the county's housing stock. Cameron County adds roughly 56,000 more. Close to 200,000 Valley homes sit in the age range where rejuvenation does the most good.

Absorption
Within two to three hours the oil is drawn into the asphalt. Shingles soften, swell and grip loose granules.

05 · Environmental impact
Zero shingles to the landfill
A full tear-off sends three to five tons of shingles to the landfill. A ShingleLock treatment sends none. The oil is agricultural, 100% bio-based, and measured at 0.02% VOC content.
No dumpster on the driveway. No nails in the yard. Kids, pets, palms and the St. Augustine grass are fine the same afternoon.
